Speke's Valley Cottages - conditions of booking

1. Arrival and Departure

Your cottage will be available from 3pm on your day of arrival and we ask you to vacate your cottage by 10am on your day of departure. Please call a few days before your visit with your expected time of arrival and in the case of Speke's Valley Cottages we need to know the beds you want making up (singles or doubles).

2. Cleaning, Damages and Breakages

Guests are expected to leave their cottage clean and tidy – visitors leaving cottages in need of heavy cleaning will be required to pay for extra cleaning services. Any breakages should be reported and we reserve the right to charge for any non-trivial damage. Please ensure you have adequate holiday insurance.

3. Guest Numbers

The number of people occupying the cottage must not exceed the maximum number stated for the cottage.

4. Pets

Well behaved pets and owners are welcome in the cottages provided owners:

Pets are charged at £20 per pet per week or part week. All cottages allow a maximum of 1 pet except Speke's Retreat where a maximum of 2 are allowed.

If any extra cleaning or repairs are required as a result of your visit, a minimum charge of £50 may be levied to cover costs. Please ensure you have adequate holiday insurance.

5. Cancellation

In the event of canellation, please advise us immediately. We will attempt to re-let the property and return your payment, less the non-refundable deposit. If we are unable to re-let all monies will be forfeited. Please ensure you have appropriate holiday insurance.

6. Recycling

The area has a door step recycling scheme and all visitors are encouraged and expected to enter into the spirit of recycling rubbish whenever possible.

7. Smoking

There is a no smoking policy in all the cottages. Please go outside and away from the terrace if you have to smoke.

8. In the unlikely event of your cottage being unavailable for reasons beyond our control, e.g. fire damage, we will endeavour to find similar alternative accommodation or give a complete refund. No further liability will be accepted.
